Production Capacity & Development Potential

The property is currently leased to a local farmer who is cropping all available land with predominantly wheat and vetch. The current lease expires 31 December 2019 however the lessee is keen to renew the lease with an incoming new owner and is flexible with both the term and the amount of land.

Historically the property was run as a mixed farming enterprise breeding sheep and cropping predominantly and would easily revert to that enterprise mix if desired.

Water

Subject to approvals, irrigation water supply is available through the Nyah Irrigation District (NID) pipeline system in associated with Goulburn Murray Water (GMW).

Main irrigable section of the property commences approximately 1 km from the Murray River and adjoins the existing Nyah Irrigation Scheme pipeline system on its east boundary. It is generally accepted that land needs to be within 8 km of a water source in order to be economically feasible to develop as irrigated horticulture. The subject land to the west of the railway commences approximately 5 km from the Murray River.
